本书系统阐释了中国房地产市场空间分异与调控优化问题。本书指出,大国房地产市场存在“中心扩展整合”和“外围分化倾斜”的非均衡性空间分异趋向,随着中国经济发展和城市体系空间结构的深刻演变,中国房地产市场的区域空间格局将发生重大变化。进一步的实证研究揭示:中国房地产市场供给、需求和价格具有多个空间尺度上的差异性,不同地区城市间房地产供求空间匹配程度不一,重点、热点城市、都市圈和城市群房地产市场供需矛盾比较突出;中国房地产市场的空间分异是特定自然地理条件、经济发展背景和社会文化环境下,房地产市场自身结构动态调整与区域和城市经济发展不同步相叠加的结果,其内在驱动因素具有局域空间依赖的全域空间异质性特征,显现出中国房地产市场时空运行日渐系统和复杂,并对房地产市场调控提出新的更高要求。本书提出,科学有效应对中国房地产市场区域空间分异过程中的突出问题和潜在风险,必须坚持房地产市场调控优化与深化改革两手抓且有机配合,着力构建以中心城市、都市圈和城市群为空间依托的房地产市场差别化精准施策与协同联动运作相结合的调控体系,不断优化和完善调控方式、机制与政策。
This book systematically explains the spatial differentiation and regulation and optimization of China's real estate market. This book points out that there is a non-balanced spatial differentiation trend of "central expansion and integration" and "peripheral differentiation and tilt" in the real estate market of large countries, and with the profound evolution of China's economic development and the spatial structure of urban system, the regional spatial pattern of China's real estate market will undergo major changes. Further empirical research reveals that the supply, demand and price of China's real estate market have multiple spatial scale differences, the degree of matching between real estate supply and demand space between cities in different regions is different, and the contradiction between supply and demand in the real estate market of key and hot cities, metropolitan areas and urban agglomerations is more prominent. The spatial differentiation of China's real estate market is the result of the superposition of the dynamic adjustment of the real estate market and the asynchronous development of regional and urban economic development under specific natural geographical conditions, economic development background and social and cultural environment, and its internal driving factors have the characteristics of global spatial heterogeneity of local spatial dependence, showing that the spatiotemporal operation of China's real estate market is becoming increasingly systematic and complex, and puts forward new and higher requirements for real estate market regulation. This book proposes that to scientifically and effectively deal with the prominent problems and potential risks in the process of regional spatial differentiation of China's real estate market, we must adhere to the dual grasp and organic cooperation of real estate market regulation and optimization and deepening reform, and strive to build a regulatory system that combines differentiated and precise policies and coordinated linkage operation of the real estate market based on central cities, metropolitan areas and urban agglomerations, and constantly optimize and improve the control methods, mechanisms and policies.(AI翻译)
