本书将进入21世纪后中国民法界对物权法领域的整体研究分为三个阶段——《物权法》立法之前、之后以及党的十八届四中全会决定编纂民法典之后——展开的综述性研究。该项综述性研究依《物权法》中各项制度排列，进而在各项具体制度内容中分为立法论和解释论予以归纳，并以“简要总结”陈述笔者观点。本书主要采用历史归纳法和文献比较法，全面回顾进入21世纪后（2000-2019年）我国在物权法方面可谓“汗牛充栋”的研究成果，以作为对民法特定领域研究的历史阶段总结，以此勾勒这一阶段中国物权法学研究的历程和现状。在我国《民法典》已经成立并实施的今天，本书作为对我国学者在《民法典》立法中于物权法领域研究所作贡献的总结，有其重要的学术价值。

This book divides the overall research of China's civil law circles in the field of property law into three stages after entering the 21st century: before and after the enactment of the Property Law, and after the Fourth Plenary Session of the 18th Central Committee of the Communist Party of China decided to codify the Civil Code. This comprehensive study is arranged according to the various systems in the Property Law, and then divided into legislative theory and interpretation theory in the specific system content, and the author's views are stated in a "brief summary". This book mainly adopts the historical induction method and the comparative literature method to comprehensively review the research results of China's property law after entering the 21st century (2000-2019), so as to summarize the historical stage of the research on specific fields of civil law, so as to outline the course and current situation of China's property law research in this stage.
